Pocket Neighborhoods are Unique

River Hill is like no other community in the area.  We are different from the ground up!

What is a pocket neighborhood

A pocket neighborhood is a collection of homes which are nested together and centered on a shared open space. According to Ross Chapin, one of the first architects to realize the need for this type of community and a pioneer in pocket neighborhoods, “It’s about design that cultivates healthy neighborly connections, while preserving personal privacy”.

Why live in a pocket neighborhood

Traditional subdivisions are made up of large houses with similar façades, 2 car garages with a public street out front, and a private yard in the rear. Most often, owners come and go in anonymity. The unique design of a pocket neighborhood fosters a sense of belonging- homes that encourage people to spend time with one another rather than pull in and pull out. Since the land, park, and trails are owned in common, each owner has an interest in its oversight and care which enhances security and strengthens the fabric of the community.

Finding the right balance

Living too close can be suffocating, but too much privacy can be isolating. Pocket neighborhoods have ‘layered personal space’ blending public, semi-public, and private spaces. Passer-byes are greeted on the public sidewalk; semi-private front yards are framed with picket fences and large front porch which encourages casual conversations; nested further away are private rear decks offering the perfect place for entertaining and intimate gatherings. This sharing of the day to day interactions cultivates a community, one that addresses both personal and social needs.

Why River Hill

The Cottages at River Hill leans on the basic design principles of a pocket neighborhood with its common park, walk to downtown, and nested homes, but it also incorporates the surrounding landscape to take center stage in the design.  Rarely will you find a pocket neighborhood to have strong community bonds and stunning views, but at River Hill we will deliver both. One visit and you will understand why this is the premier community north of Boston.
